The parts of a bathroom refit, what happens in what order, and what you don't need to pay for
The parts of a bathroom renovation, in plain English
- Strip out: the old suite, tiles and flooring removed and taken away. Half a day to a day.
- First fix plumbing: the hot, cold and waste pipework moved or renewed to suit the new layout, before anything is boarded or tiled.
- First fix electrics: cables for the shower, extractor fan, lighting and shaver socket run while the walls are open. Bathrooms are wet rooms in law, so the electrics are done and signed off by an NICEIC registered installer.
- Boarding and plastering: walls made flat and, in wet areas, tanked so water can't get behind the tiles.
- Tiling: floor and walls, with waterproofing under the shower area. The part that makes or breaks how the bathroom looks.
- Suite and shower: bath, basin, toilet, shower tray or wet room former, shower valve and screen fitted and connected.
- Second fix: taps, waste, towel rail, extractor, lights and sockets connected and tested.
- Sealing and finishing: silicone, trims, door and skirting made good, the room cleaned.
- Ventilation: an extractor fan sized for the room, on a timer or humidity sensor, so the new bathroom doesn't go mouldy.
- Waste removal: everything taken away and disposed of properly. Included.
What's involved, in order
- Days one and two: strip out, first fix plumbing and electrics, any pipework moves for the new layout.
- Days three and four: boarding, tanking and plastering, then floor tiling.
- Days five to seven: wall tiling, then the suite, shower and screen go in.
- Days eight and nine: second fix, sealing, extractor, lights and finishing.
- Day ten: snagging and handover. A simple like for like suite swap is two to three days; a wet room or a layout change is at the longer end.
Honest advice: what's overkill
- Moving the toilet: moving a toilet means moving the soil pipe, which is the most expensive thing to relocate in a bathroom. Keep it where it is unless the layout truly needs it, and spend the money on the shower instead.
- Floor to ceiling tiles everywhere: tiling the shower area fully and the rest to half height looks as good, costs less and is easier to change later.
- A designer suite from the showroom: the same quality of bath, basin and toilet is available through trade suppliers at a fraction of the showroom price. Spend on the shower valve and the tiles, where you notice it.
- A bigger extractor than the room needs: a fan sized for the room on a humidity sensor does the job. An oversized one is noisy and draughty.
- Worth paying for: tanking behind the tiles in the shower area, and a thermostatic shower valve. One stops leaks you'd never see until the ceiling below stains; the other stops the shower going cold when someone runs a tap.
