What specialist really means, how to check a company before you book, and what you don't need to pay for

What specialist means for underfloor heating, in plain English

  • Design: working out how much heat each room loses and how much pipe it needs. It's a calculation, not a guess, and it's done before any pipe is bought.
  • Pipe spacing: the gap between loops. 100mm in a bathroom, 150mm or 200mm in a well insulated room. Wrong spacing can't be fixed once the floor is down.
  • Zoning: deciding which rooms get their own thermostat. More zones cost more but save on running costs. A specialist knows where the line is.
  • Heat source matching: knowing what a combi, a system boiler and a heat pump can each deliver, and setting the mixing valve to suit.
  • Floor construction: screed, overlay and joisted floors each need a different system. A specialist has fitted all three.
  • Balancing: setting each loop's flow rate so rooms heat evenly. The job that shows whether someone understands the system or just installs it.
  • Commissioning: bringing a new screed floor up to temperature slowly so it doesn't crack. There's a schedule for it, and it's followed.
  • Aftercare: an annual service and someone who answers the phone in year three when a zone goes cold.

How to check an underfloor heating company before you book

  • Gas Safe Register: if they touch the boiler, they must be on it. Search the company name, and ask for the ID card on the day. Ours is checkable on the register.
  • NICEIC or equivalent: thermostats and actuators are mains wiring. Someone should be registered to sign it off.
  • Reviews you can read: Checkatrade, Trustpilot and Google, with names, dates and the actual job. Not a testimonial page with first names only.
  • Recent work you can see: photos of manifolds and pipework, not just finished floors. A manifold tells you how tidy the work is.
  • A survey before a price: any company that prices a floor over the phone is guessing. The free survey is where the real design starts.
  • Local: a company that's 30 minutes away comes back to balance and service the system. One that's 60 miles away doesn't.

Honest advice: what's overkill

  • A national underfloor brand's own installers: you pay for the brand and the travel. A local heating engineer fitting the same manufacturer's kit does the same job for less and is there afterwards.
  • “Design packs” sold separately: the design is part of the job. A company that charges extra for the calculation is charging twice.
  • Premium pipe: underfloor pipe is a mature product. The standard multilayer or PE-RT pipe from any major maker lasts the life of the building.
  • Specialist for a small bathroom: a single bathroom is a straightforward job any competent heating engineer should do. It doesn't need a specialist company's overheads.
  • Worth paying for: the design. Ten minutes of heat loss calculation per room is the difference between a floor that heats the house and one that takes the edge off.
