A homeowner in Bloxwich got in touch with me because their old heating system had become a real problem. They had a tank system boiler. That means the house had a cold water tank in the loft and a hot water cylinder in the airing cupboard, all working together to heat the home and provide hot water. It takes up a lot of space and has a lot more parts that can go wrong over time.

The system was ageing and the customer wanted something more reliable. They also wanted to get the airing cupboard back. It had been taken up by the cylinder for years. A combi boiler was the right answer for this property.

What a Combi Boiler Actually Does

The Work Carried Out in Bloxwich

I removed the old tank system boiler and all the associated pipework, the cold water tank and the hot water cylinder. Once those were out, I fitted a new Baxi combi boiler. Baxi is a brand I use regularly. This unit comes with a five year manufacturer warranty, which gives the customer real peace of mind from day one.

The flue on this job went vertically through the roof rather than horizontally through a wall. A flue is the pipe that takes the waste gases safely out of the property. The layout of the house meant a vertical route through the roof was the correct approach.

I also made alterations to the gas pipework to suit the position of the new boiler. All gas work I carry out is done as a Gas Safe registered engineer. Gas Safe registration is the legal requirement for anyone working on gas appliances in the UK. It means the work has been carried out to the correct safety standard.

A smart controller was fitted as part of the installation. This lets the customer control their heating and hot water from their phone, so they can adjust the temperature or set a schedule from wherever they are.

Once everything was in place, I carried out full commissioning and testing. That means running the system through its checks to confirm everything is working correctly before I leave the property.

The Result for the Homeowner

The customer now has a clean, modern heating system with no tanks, no cylinder and a clear airing cupboard. The Baxi boiler is running well and the smart controller gives them full control over their heating.
